Over the past few weeks we’ve talked a lot about the incoming changes to the real estate industry and the way buyer agents are compensated. Now, let’s bring that change home and chat about what exactly this change means for YOU, our clients.
Because we built our company on transparency and change, it’s simple: we’ve long used our 1% model to provide full service real estate to our listing clients. Over the past few years, we’ve saved our home sellers hundreds of thousands of dollars in real estate commissions. Going forward, we plan to use the same model for our buyer clients!
Starting later this year, Realtors will no longer be able to make blanket offers of compensation on the MLS. A seller may still decide to make an offer of a commission, but there’s no guarantee when searching for homes that all sellers are offering to compensate the buyer agent. That means there could be an increase in the chance that a buyer has to pay some or all of their agent’s commission.
This is why hiring R+K Real Estate to buy a home holds tremendous power! We are willing to negotiate our commission. Further, our model allows us to be able to negotiate our fees down to 1% of the sale price. We have yet to identify any other broker or agent is able or willing to negotiate to the same level we can.
With the chance a seller isn’t offering any buyer agent compensation, paying R+K 1% is much easier than paying another agent up to 3% for the very same thing. And if a seller is unwilling to pay up to a 3% commission to buyer agents, our ability to negotiate empowers our clients with options unavailable everywhere else.
Home buyers have to worry about having money for a down payment and closing costs. Coming up with upwards of yet another 3% to pay their agent carries the potential to make or break a search. However, knowing that there is a local real estate company able and willing to negotiate commission the way we do at R+K Real Estate can greatly help alleviate those worries!
If a seller offers 3% commission for the buyer’s agent, we will still offer our Buyer Gift Rewards program to our buyer clients. We have been offering this program as a way to give back to our buyers ever since we founded R+K back in 2019!
