Showing Policy
For new buyer clients, R+K Real Estate Solutions policy is to meet in person to discuss the buying process, what type of home a client is looking for, and to cover Real Estate Agency Relationships as required by state law. After a successful first meeting, then we can go look at houses!
Per our policy and MLS policy we must have a "signed, written agreement" in place prior to showing houses. A buyer agency agreement establishes our duties to the client and how we are compensated for our services.
And lastly, although incidents are rare, we have to take safety into consideration. Therefore, our policy is never to meet an new buyer at a property. Any and all new potential clients must agree to meet in person in a public location for our initial new client meeting.
Showing Our Own Listings Policy
If you're interesting in seeing a listing presented by R+K Real Estate, here's how to go about it!
First we must emphasize that if we have the listing, we are representing the Seller ONLY. Dual Agency is not allowed in Kansas, and for good reason. Ethically, you can't represent two opposing parties at the same time. However, a buyer can choose to be unrepresented in a transaction.
If a buyer chooses to remain unrepresented, our seller will pay less in overall commission. All commission is negotiable.
In order to show our own listings, we require either a pre-approval letter from a local lender or a proof-of-funds letter.
